    The hotel is right on the seafront with views across the bay to Southport and Liverpool. Within easy walking of a couple of pubs for food and almost opposite the pier. Opportunity for pleasant stroll along the prom with very pretty gardens. Short drive into Lytham. Hotel was clean and generally comfortable. Bar prices average.

    Decor aging and generally looking tired. Some of the furniture and window ledges were worse for wear and in need of replacement/decorating. Double rooms were a bit small for the price. Breakfast was awful!

    Convenience to local shops, Quiet area with sea view Staff friendly Quiet Hotel The bed was quite comfortable we got a good nights sleep Food was of good quality

    Hotel room that we stayed in is in serious need of refurbishment although it was clean.. Large cracks in ceiling and what appears to be subsidence, Shower was a reasonable size however the sealent needed to be replaced, The floor in the toilet/shower room was uneven and although a type of linoleum was laid you could feel lumps underneath Good quality food was spoiled by small size of meal

    A good location close to the centre of St Anne'S. The family room was also big with lots of room for a travel cot. Plenty of free parking too.

    The breakfast was very poor quality - just bacon, sausage, egg, hash brown and tomato displayed very poorly ( no mushroom, beans or fried bread). Hotel needs a lot of updating.

    Comfortable and quiet hotel, conveniently located on the Promenade in St-Annes-on-the-sea. Close to beach, shops, and public transport.

    The interior decoration in the corridors and stairs is perhaps in some need of renewal.

    the staff were quite friendly and accomodating especailly as we arrived quite late

    no facilities if you arrive late ie food alcohol breakfast bit minimal everything a bit oldy worldy musty smell etc

    Easy access and location Bedroom - lovely sea view - clean and seemed recently decorated

    Dining room - basement also seemed recently decorated but no natural light Cooked breakfast - poor sausages, cheap bread, no yoghurt Hotel reception clean and bright but other public areas of hotel rather shabby and in need of tlc Ensuite shower room handbasin - so small, more of a finger basin

    Very Friendly, easy to find, on the beach front, good quality food, great staff, comfortable bed, all at a great price.

    There was no vegetarian option at breakfast and only got the standard breakfast minus the bacon and sausage. The items weren't replaced e.g. with an additional egg but otherwise very nice.

    The view and location. Breakfast was good.

    Extremely noisy, could hear everthing that was happening in the next room.. Pillows were terrible.. Don't take amex, but they do let you book with amex on line..

    Perfect location, most affordable, dog friendly; worth driving from Bedfordshire to stay there whenever we have a dog show or want to take kids to the Pleasure Beach!

    Its location is perfect as we love taking the dog on the beach and she loves running around in such a vast space of sand. There was no charge for the dog.

    There were no telephones in the bedrooms so we couldn't phone down to reception.

    Fabulous

    The staff were very friendly and nothing was too much trouble. You were made to feel welcome and well informed.

    We reported a broken stool in the bedroom on the first day and then again subsequently, staff were very helpful however nothing was done about it.

    The position of the Hotel and the cleanliness. Breakfast was very good and well served.

    Apart from introduction to the hotel by the receptionist on arrival when time of breakfast was given and directions to the room, the hotel and particularly the room was devoid of any information about the hotel i.e. times of breakfast, lunch and dinner. No information about menus or provision of food, although when I asked we were happily accommodated with sandwiches and tea in the lounge, which was very nice. Deposit required for TV control but when arrived in room the TV was positioned in the far corner of the room and was so small that it could not be watched from the bed and no instructions came with control. After booking on the internet and only staying for one night, we felt as if we were just "passing through" rather than a welcome guest!

    We were very satisfied with our accommodation and the service we received, The staff were very helpful and there was a friendly atmosphere. The hotel is situated in a good position for the shops and for bus stops - which were quite frequent.

    The breakfast room. The stark white walls with no windows, low ceilings and cramped tables. I felt that a few pictures on the walls would have made it more appealing . There was a lovely room on the other side of the lift.
